Who is Holbrook Capital?

Holbrook Capital, founded in 2022, is a hard money lending company focused on providing reliable financing to real estate investors and flippers. Geographically, we provide funding in Idaho, Alabama, and Oklahoma. We invest primarily in fix and flip single-family homes, as well as multi-family and small-balance commercial properties — always in 1st lien position for maximum security. Our funding approach is designed to support real estate professionals looking for cash to jumpstart their next project.

At Holbrook Capital, we offer our investors attractive returns ranging from 9-10.5%, paid out monthly, ensuring alignment of interests and project success. Unlike many other alternative investments, we invest our own cash alongside our investors in every deal, demonstrating our commitment and confidence in each investment opportunity.

Our founder, Bryce Matheson, brings a wealth of experience to the table, having personally flipped over 75 homes prior to starting Holbrook Capital. Investors earn 9-10.5% annual yield via residential or commercial fix and flip properties. Here’s how:

Strategic Asset Targeting
We target residential, small multi-family, and small-balance commercial property for maximum control and lower risk.
Leverage Debt Capital
We leverage the investments from our capital investors to lend on fix and flip properties in first lien position only.
Collect Profits
Borrowers make monthly interest payments to for the duration of the project.
Pay Out Interest to Investors
Holbrook pays 9-10.5% annual yield to investors monthly. From there, you can choose to disburse your profits or re-invest into another project.

What's the minimum investment?
Our minimum investment is $50,000, with higher yields for larger amounts. See the chart above for details.
What returns can I expect?
You'll earn a flat 9-10.5% annually, depending on your investment size.
What types of real estate do you invest in?
We invest in residential and commercial fix-and-flip properties, focusing on low-risk projects in non-rural areas.
What are the risks?
Real estate involves market risks, but we mitigate them with low-risk properties, short-term loans, and low LTVs. You're also diversified and further protected across our multiple projects.
What happens if a project defaults?
We foreclose, finish the project, and sell the property to recoup the investment. Our default rate is under 0.5%.
How liquid is the investment?
It’s not as liquid as other investments (such as stocks or bonds), because we invest in physical real estate. We recommend investing money you won’t need for 6 months minimum, but ideally longer. Withdrawals require a 90-day notice.
Can I add/withdraw funds anytime?
You can withdraw your funds at any time, but we do require a 90-day notice. You can add funds at any point.
Are there any fees charged to me as the investor?
Nope! We don't charge any fees to you whatsoever.
How are taxes handled?
We send a 1099-INT for earned interest. It’s usually taxed as short-term capital gains.
How are interest returns distributed?
We pay out interest returns on the 15th of each month. You have the option to reinvest your earnings or have them sent to you.
Can I review the fund's history?
Yes! Reach out and we’ll send you past deal info.
How do you handle downturns?
We maintain a 15% minimum equity cushion to absorb market downturns (but are typically more conservative than this).
What due diligence is done on projects/borrowers?
We inspect the property, review comps, and vet borrowers’ background, credit, and financials.
Can I reinvest/compound my profits?
Yes! Our "roll-up" policy lets you reinvest profits into new projects. Roughly 80% of our investors choose to do this.
Do you invest in 2nd-lien positions?
No, we only invest in 1st-lien positions.
